I specialize in Estate and rural appraisal and can combine both land and mineral appraisals together when necessary. As a rural appraiser, I have performed about hundreds of farm valuations up to $3,000,000 in value. I also have valued tracts of land to 700 acres or more, and often value properties that are 200 acres or more in size. These are generally estate appraisals or serve some legal function. We, however, do not solicit litigation work, right of way work, nor, even bank work.
Over the past two decades plus, I have valued about 200 poultry farms and continue to monitor the on-going poultry expansion in Northeast Oklahoma and Northwest Arkansas. Additionally, I appraise large parcels, small farms, ranches, recreational properties, and simple owner-operated commercial buildings. I am a member of the NWA appraisal section and the National Association of Royalty Owners.
We find the last three items are time consuming, often with uncertain scheduling (except banks who want it yesterday) and tend to be the least profitable appraisals…when paid at all. That seems to be a particular problem in divorce cases. Below are some sample properties that I have valued in the past
